Corner lots are the exception as all need to be more than 12m, your property is 8m, plus 7m the splay angle return making it 15m.

It is a merit based assessment dependent of the overall proposed development eg articulation to both primary and secondary frontage, as well as the overall development bulk, scale, mass, overall height, site coverage, privacy and setbacks comply with the development controls.

The assessment will determine whether you can or you can't.
